Which lease terms in Rent to Own a.k.a. Lease Purchase, Lease Options cause the most problems later?

Before signing anything related to Rent to Own a.k.a. Lease Purchase, Lease Options, which clauses deserve extra attention? I'm especially interested in deposits, maintenance responsibilities, guest rules, move-out terms, renewal language, and penalties.
